The rules for using Homio, in plain language. The full terms are shown in the app when you create an account and are what legally applies.

What Homio is

Homio is a technology platform that connects people looking for rental housing with people advertising it. We are not a landlord, not a tenant, not an estate agent, and not a party to any lease. We do not own the properties listed, do not collect rent or deposits on a landlord's behalf, and cannot guarantee that a tenancy will be offered or completed.

What you are paying for

An unlock fee buys access to information — a landlord's contact details and the exact location of a property, for a limited period. It is not rent, not a deposit, not a booking fee, and not a guarantee of a house. Money you pay directly to a landlord is between you and them.

If you are looking for a house

• Contact the landlord and confirm the house is still free before you travel.
• Inspect the property before committing, wherever that is possible.
• Verify who you are paying and get a written receipt for any money handed over.
• Never pay a deposit because someone is pressuring you to hurry.
• Do not use unlocked contact details for marketing, or share them publicly.
• Report anything fake, occupied or misleading — it helps everyone.

If you are listing a house

• Only advertise property you own or are authorised to let.
• Photos must be of that property, taken at that property.
• Rent, location, condition and availability must be accurate.
• Do not put phone numbers, WhatsApp handles or email addresses in the public description — that is what the unlock system is for.
• Mark the property occupied the moment it is taken.

What verification does and does not mean

A verified listing is one that passed our checks at a particular moment: photos taken on site, a live GPS fix, and a human review. It does not mean we have confirmed legal ownership, that the property will stay available, or that it is safe or suitable for you. Availability changes quickly, so always confirm before travelling.

Refunds

Once contact details have been revealed, an unlock is generally not refundable. We may issue a replacement credit where we confirm the listing was fake, the location was materially wrong, the contact was invalid, the house was already occupied, or you were charged without receiving access. Report the problem within 24 hours and we will look into it.

Your safety

You visit properties at your own discretion. Tell someone where you are going, visit in daylight where you can, avoid carrying large sums of cash, and leave if anything feels wrong. Homio does not supervise visits and cannot guarantee anyone's conduct.

Suspension

We may warn, restrict or close an account that breaches these terms — false listings, fraud, harassment, repeated contact-sharing violations, or abuse of reports and credits. Where it is appropriate, you may appeal.

Liability

Homio is provided on an "as available" basis. We reduce risk through verification, review and reporting, but we cannot remove it. Nothing in these terms excludes liability that cannot lawfully be excluded, including statutory consumer rights.

Governing law

These terms are governed by the laws of the Republic of Rwanda, and disputes are submitted to the competent courts of Rwanda, subject to any mandatory consumer right.
